"I want to thank you and your staff for being so pro-active and timely in producing the additional MLS reports for the 1004 MC forms we appraisers have to complete as part of the new submissions for many lenders. The requirement was effective 4/1/09, and your reporting capability was right there waiting for us.

I had the occasion the other day to produce my first appraisal report which required the completion of this very detailed and daunting report. I had even attended an appraisal seminar to learn methods for developing and utilizing our own self-designed Excel/Spreadsheet programs to help us map over MLS data and attempt to populate the data fields with the necessary information. "As a former executive officer of a board with an MLS, I have seen, in detail, just about every MLS product on the market. For a small board of approximately 450 members, we spent around $100,000 for an application and the requisite infrastructure to support it. This did not include the substantial costs required to administer and maintain the hardware (servers), phone lines, and ongoing support costs.

For many local boards, one of the more appealing factors of having their own in-house system is the ability to customize the application to meet the unique characteristics of their marketing area. At the time of purchase, many fail to realize that customization limits the ability of the vendor to provide updates to their clients at the same time, since no two installations of their product are identical. This, obviously, increases the vendor's costs which is ultimately passed on to their clients. Additionally, since no two installations are the same, providing technical support for their clients becomes more of a challenge, and ultimately, more expensive.

I have seen numerous presentations of Internet-based MLS systems. Frankly, they usually contained many superficial bells and whistles without much substance. Many of the systems that I reviewed were little more than 'vapor ware' with salespeople often suggesting that while their software wasn't currently able to accommodate a certain need, their developers were just putting the finishing touches on a new version that would 'surely meet our needs.' Often, these local board requirements were never fully met.

I am writing to you to offer my thanks for a job well done, along with my amazement at the ease with which your support people were able to accommodate the requests of the newly installed Otsego-Delaware Association of REALTORS in Oneonta, New York.

The two Rapattoni support people who were dispatched to provide training to members of the board proved to be extremely accommodating, engaging, professional and highly knowledgeable. Their product knowledge allowed them to easily answer questions and provide ideas on how to best accommodate special needs of the association.

It is also important to note that their presentation skills were exceptional. ... Whenever one of the members of the MLS Committee or Board of Directors asked a question during training that I thought would surely stump them, [they] responded in a relaxed manner and were able to accommodate EVERY suggestion and/or request. At each turn, I became more impressed at the ability of the Rapattoni MLS to meet the unique needs of this board of REALTORS.

Requested changes were made on-the-fly. Members of the board were impressed to see their requests take shape in a matter of minutes, rather than weeks, as had been the case with their previous MLS vendor. [The Rapattoni trainers] worked diligently to ensure that ALL requests were expeditiously handled, often working well into the night, exhibiting a high level of product knowledge and dedication to meeting the needs of their clients, thereby reflecting great credit upon both themselves and the Rapattoni organization. Thank you for a job well done!"
